How the DSCR ratio works

A simple check on rent versus the payment.

DSCR means debt-service coverage ratio. In plain English, a lender compares the property’s monthly rent with its monthly mortgage payment. A ratio around 1.0 means the rent covers the payment; stronger coverage can make the file easier to support.

1

Start with rent

Estimate the monthly income the property should produce.

2

Compare the payment

Look at rent next to the expected monthly mortgage payment.

3

Talk through the fit

We explain what the numbers mean for this property and plan.

What you’ll need to get started

Bring the basics. We’ll help with the rest.

  • Property address
  • Estimated value
  • Expected monthly rent
  • Entity or LLC details
  • Credit score range

A rough estimate is enough for the first conversation. We can sort through the details together.
